This senior living sales leader will be able to recognize current strengths and grow them while also identifying opportunities to more effectively position, market and sell current and future campuses to direct consumers, referral sources and influencers. This leader will have the IQ and EQ to lead and enhance the Sales team across rental and entrance fee/life care campuses, including those that are owned as well as those supported through management agreements. This leader will be attentive to market and competitor trends and proactively nurture GL’s ability to ensure its campuses are attractive relative to consumer appetites and competitor offerings, its pricing and contract models are market attractive and that its marketing programs are superior and effective in supporting current occupancy goals and a strong pipeline for future occupancy strength. Job Duties Achieve and strive to exceed the occupancy goals for Independent Living (IL), Assisted Living (AL) and Memory Care (MC), for the portfolio of Goodwin Living (GL) senior living campuses as established in each fiscal year’s budget. Contribute to and implement the sales and marketing strategies for proposed new campuses (organic) as well as targeted acquisition and affiliation campuses that will lead to strong lease up and/or turnaround and occupancy acceleration. Design and direct the implementation of a highly successful marketing and sales cultivation program that grows an active and engaged pipeline of prospective residents and ensures their readiness to move into Goodwin Living campuses on timelines that sustain and grow occupancy goals. Identify, develop and implement new reservation and deposit models that accelerate prospect readiness to move and further solidify their commitment to a GL campus. Cultivate a skilled and enthusiastic sales team; invite and leverage team members’ perspectives and expertise to inform market differentiation, marketing, sales, campus product and move-in strategies; and adjust and refine roles to achieve occupancy goals, new resident move-in satisfaction and team member skill and career development. Elevate the value of the Salesforce customer relationship management program, campus marketing and sales analytics that inform strategies to build and sustain Life Planning Community pipeline strength and occupancy and Sales team member proficiency with the program. Nurture and elevate collaboration with GL departments that are critical to Sales success, including campus executive directors, Finance, Marketing/Communications, and Home and Community Based Services leaders as well as third party partners (financial advisors, elder attorneys, moving organizations and referral sources). Elevate sales performance analytics to project pipeline and engagement list likelihood to “sign”, identify barriers to sign and strategies to overcome barriers. Develop performance reporting models that are highly visual and instructive. Provide counsel to the CSMO regarding organizational goals and objectives related to sales, product and service enhancement, expansion and diversification, and marketing strategy and implementation; lead the implementation of an annual market review of primary competitors for amenities and pricing; and engage direct reports in ongoing comprehensive competitive analyses that identify GL’s market position, product appeal and strength. Collaborate with and provide sales insights to the Corporate Director of Marketing & Communications on marketing strategies, campaigns and executions. Job Qualifications Bachelor’s Degree in Business, marketing or equivalent experience in a senior living organization. Master’s in Business Administration, Marketing or Long-Term Care not required but attractive. A minimum of seven years of progressive sales experience in senior living, including proficiency with senior living contracts at the IL, AL and MC levels of care. Experience in a corporate sales position is attractive though not required. Seven years of experience as a principal sales director with responsibilities for leading and managing sales for multiple senior living campuses; cultivating sales team performance and career development; collaborating with organizational peers on matters relating to marketing and sales; and contributing to product innovation and sales strategy development and implementation. Experience launching a new campus development (ground up community) is attractive though not required. Proven ability to foster relationships with immediate supervisors, team members/direct reports, prospects, residents, organizational leadership, peers, the public and referral partner organizations. Orientation to “get to yes” around mission growth, innovation and performance enhancement and agility in receiving feedback, guidance and new information that requires an adjustment in approach. Consistent discretion and judgment related to advising prospects on financial and resident agreement issues. Ability to analyze prospects’ financial and insurance requirements, and ability to communicate complex issues involving contracts and finances. A sampling of our many benefits!
